Fixing the house up first nets the most, about $19,000 more than selling to us. That assumes you have $165,000 in cash to pay for the work before you see any of it, six to eight months to wait, and a renovation that comes in on budget.

If you are financing the work instead, the interest and loan costs come out of that $19,000, and they run for the whole six to eight months alongside the holding costs. It also assumes nothing else comes up, and on a house this age something usually does.

If that is not your situation, the real comparison is the other two columns, and they land within about $5,000 of each other. One takes two to four months if priced correctly, with showings, an inspection, and a buyer who can walk.
